Hotels, Homes and Commercial Buildings: Our Project Work

Our Projects

What We Did, and What We Can Do for Your Project

Each project below shows the part we actually played: design, specification, procurement, production, or installation. Some are completed, some are in progress and some are design proposals. Renderings are labelled as renderings on each project page, so you always know what you are looking at.

01

Challenge: In a 53-room hotel, every material choice is multiplied 53 times, and every item has to meet US code before it can be installed.

What we did: Interior design for two room types (King / Double Queen), a line-item FF&E specification covering fixed finishes, engineering materials and loose furniture, checked against US standards, then procurement and production management through our supplier network.

03

Challenge: A dark, closed-off family home with awkward circulation and damp problems, in a hot, humid tropical climate.

What we did: Climate analysis, a redesigned layout for both floors, modern minimalist interiors and moisture-resistant finishes and materials, with every choice tested for moisture, ventilation, cooling and daylight.

05

Our role: Construction drawing design for selected portions of a large talent-housing development, turning design intent into buildable, code-compliant documentation.

Why it matters for you: The same technical discipline sits behind the material selection, BOQ and procurement work we do for overseas projects.

Clubhouse Renovation · Lobby/Card Room/KTV/Meeting Rooms/Restrooms · California, US

Challenge: 5 functional spaces and 7 material categories (sintered stone / flexible stone / wall panels / star panels / bathroom fixtures / metal panels / WPC decking). With such a wide range of materials and processes, the biggest risk was inconsistent styling across spaces.

What we did: Materials were prepared per space and each category was checked for color and finish consistency before shipping, ensuring a unified look when multiple materials mix.

Result: All 5 zones delivered with consistent style — one delivery, zero rework.

02

Challenge: 40 newly built, unsold townhouses needed to become show-ready homes that buyers could picture living in.

What we did: Interior design and renderings, M&E fit-out coordination, per-unit BOM and costing, supply and shipment to site, and on-site installation: one partner and one standard for all 40 units.

04

Challenge: An ageing building with stained, weathered cladding, deferred maintenance and a run-down entrance that undermined its value.

What we did: On-site diagnosis, a coordinated BIM renovation plan and material selection: stone-textured coating, thermal-break aluminium windows with Low-E glass, and energy-efficient LED night lighting.

06

Challenge: A dated single-storey house had to be renovated for resale on a tight construction timeline.

What we did: Full interior design and all custom cabinetry and built-in furniture, with tiles sourced locally in Malaysia to keep construction moving.

Apartment Renovation · 20 Units · California, US

Challenge: Unit-by-unit renovation fears nothing more than “today’s flooring is a different color from last week’s.” Owners and property managers won’t accept it.

What we did: Wall panels, SPC flooring, cabinets and bathroom fixtures for all 20 units were ordered in a single procurement batch with one delivery schedule — eliminating color and spec drift from split purchasing.

Result: All 20 units delivered with identical specs and workmanship, on time.

New Apartment Project · 29 Units · Malaysia

Challenge: The developer needed whole-house custom material packages for 29 apartments within a limited budget, with consistent quality standards across every unit.

What we did: One procurement plan managed the supply for all 29 units; contractor-level pricing controlled the budget; three-stage inspection kept every unit to the same standard.

Result: All 29 units delivered with whole-house custom materials at a uniform standard.
